LPB 10-05(r) - STATUTORY WARRANTY DEED. This is a legal document used in the state of Washington to transfer ownership of real property from the grantor to the grantee with full legal assurances. By executing this deed, the grantor not only conveys the property but also warrants that they hold clear title, that the property is free of encumbrances (except those disclosed), and that they will defend the title against any lawful claims arising prior to the transfer. The deed includes the legal description or abbreviated legal of the property and its tax parcel number. It must be signed and dated by the grantor(s), and the execution must be acknowledged before a notary public, who verifies the identity and authority of the signing party.
