JDF 99 C - NOTICE OF NO-FAULT EVICTION (RESIDENTIAL TENANT). This form is used by Colorado landlords to terminate a residential tenancy when the non-renewal is based on one of the “no-fault” reasons permitted under C.R.S. § 38-12-1303. This notice provides the required at least 90-day advance notice (or 45 days if the landlord or their spouse is on active military duty) and specifies the lawful reason for termination, such as demolition or conversion, substantial repairs, landlord or family occupancy, sale of the property, refusal to sign a reasonable new lease, or multiple late payments. The form also includes tenant rights, such as the opportunity to re-rent after repairs or eligibility for mandatory mediation for tenants receiving SSI, SSDI, or Colorado Works benefits.
