LACIV 136 - UNLAWFUL DETAINER STIPULATION AND JUDGMENT - ONLINE DISPUTE RESOLUTION (ODR). This is a Los Angeles County Superior Court form used to resolve eviction (unlawful detainer) cases by agreement. This form allows landlords and tenants to outline agreed terms regarding possession of the rental property, move-out dates, payment of past-due rent or damages, security deposit handling, installment plans, and possible sealing of the court record.
